What kind of homes are in Alderley Edge?
Alderley Edge was a farming hamlet called Chorley until the railway arrived in 1842. To fill its trains, the railway company offered Manchester businessmen a free 20-year season ticket if they built a house of a certain value within a mile of the station. Cotton merchants took up the offer, and large houses and mansions went up along the village and on the wooded slopes of the Edge. Many still stand, typically detached Victorian houses in generous gardens behind stone walls, some reached by setted lanes, built in brick of several colours with roofs of stone slate, Welsh slate or clay tile. A good number of the biggest houses have since been divided into apartments, and there are newer detached homes and developments throughout the village.
What that means for windows and doors:
- Victorian houses and mansions. Tall, vertically proportioned openings, bays and decorative stonework.
- Converted apartments. Replacing windows in a flat is not covered by householder permitted development, so planning permission, and the freeholder's or management company's consent, is usually needed.
- Modern detached homes. Large openings for bifold and patio doors, and contemporary composite front doors.
Do I need planning permission for new windows in Alderley Edge?
It depends on where your home is. Replacing windows and doors on a house is usually permitted development if the new ones look similar to the existing ones, but not for flats or listed buildings. Alderley Edge has several conservation areas, and Cheshire East Council has resolved to bring in an Article 4 direction for many of the older buildings in the main conservation area, which would mean permission is needed for window and door changes on those properties. Check before you order; we check every address at the survey.
The detail:
- Conservation areas. Cheshire East Council lists four conservation areas in the village: Alderley Edge (designated 1974, extended 1998), Davey Lane (1989), Elm Grove (1987) and Trafford Road (1989). Nether Alderley, to the south, has its own.
- The 2022 appraisal. The council adopted a new Alderley Edge Conservation Area Appraisal and Management Plan in September 2022. The conservation area has been on Historic England's Heritage at Risk Register, and the council resolved to serve an Article 4 direction on the buildings identified as making a positive contribution to the area.
- Where an Article 4 direction applies, Cheshire East's guidance says it usually covers elevations facing a road, and does not affect repairs or genuine like-for-like replacement.
All replacement windows must also meet Building Regulations.

Alderley Edge windows and doors: questions we are asked
Is my Alderley Edge home in a conservation area?
Possibly. The village has four conservation areas: Alderley Edge, Davey Lane, Elm Grove and Trafford Road. Cheshire East Council publishes maps of each. Tell us your address when you enquire and we will check before the survey.
Will I need planning permission for new windows in the Alderley Edge conservation area?
For many houses, not at present, provided the new windows look similar to the old. However, the council has resolved to apply an Article 4 direction to many older buildings in the conservation area, which would require permission for window and door changes facing the road. Flats and listed buildings need permission or consent in any case. We recommend confirming with Cheshire East Council before ordering, and we can help with the details.
I live in an apartment in a converted villa. Can you replace my windows?
Yes, but flats do not have the same permitted development rights as houses, so planning permission is usually needed, and you will normally need consent from the freeholder or management company.
Can you match the windows on a Victorian villa?
We bring samples to the survey so you can see them against your stonework and brick.
Do you use subcontractors on larger houses?
No. Every job, whatever its size, is fitted by our own team. On bigger houses we plan the work room by room so the house stays secure and weatherproof each night.
