Short answer: Usually not. If your home in Sale is a house, it is not listed, it has no Article 4 direction and the new windows look similar to the old ones, replacing them is normally permitted development. Flats, listed buildings and some homes in conservation areas need permission or consent. Every replacement still has to meet Building Regulations.
Homes in Sale
Sale has Victorian and Edwardian terraces near the centre, a lot of inter-war semis, and newer family homes. Most of these are houses with permitted development rights, so most window jobs here do not need planning permission.
When you do need to ask
If you live in a flat, the windows usually need planning permission. If the house is listed, you need listed building consent. If there is an Article 4 direction on your street, you may need permission for the front.
Trafford Council can tell you whether any of these apply to your address. Our planning guide explains each one.
Building Regulations still apply
New windows have to meet Building Regulations for energy use, safety glass in some places and background ventilation. In most cases that means trickle vents in the frame. We fit windows that meet them.
Front doors and patio doors
A new front door on a house is usually treated like a window: if it looks similar to the old one, it is normally permitted development. Changing a back window into a patio or French door is also usually fine on a house, as long as the opening is not made wider in a way that changes the look from the street. If you are making an opening wider, a builder may need to fit a new lintel, and that work has to meet Building Regulations too.
If you are not sure, ask Trafford Council for a quick check on your address before you order. It costs nothing to ask, and it saves trouble later when you sell the house.
Common mistakes
Ordering before checking a flat or a listed building is the most common one. The second is changing the look of the front a lot, for example from small panes to one big sheet of glass, on a street with an Article 4 direction. We will raise anything like this at the survey.
What to do next
Send photos of your windows and your postcode on WhatsApp. We will tell you if anything needs checking, and a free survey confirms everything before anything is ordered.
